Silicone Rendering
Silicone render is a premium polymer-modified thin-coat system containing silicone resin — the same material used in waterproof sealants. Unlike traditional sand and cement, silicone is flexible, so it won't crack as buildings move with temperature cycles. It's hydrophobic (water-repellent), so rain sheets straight off the surface preventing damp penetration. It's also breathable, allowing moisture vapour from inside to escape and preventing condensation and mould. The colour runs throughout the entire thickness — there's nothing to peel, chip, or repaint. In Sheffield's variable climate, that combination of flexibility, water repellency, and zero maintenance makes it the gold-standard external finish.
For a typical 100m² detached house in Sheffield, silicone render costs £7,500–£12,000 including scaffold, preparation, and a full professional system. Semi-detached properties range from £4,500–£7,000. We charge by the square metre (£75–£100+ depending on system spec and prep required) and provide a fully itemised quote after a free site survey. There's no deposit — you pay nothing until the work is 100% complete and you've inspected it.
A professionally installed silicone render system carries a 25-year manufacturer product warranty and our own 5-year workmanship guarantee. In practice, silicone render applied to a properly prepared substrate will exceed 25 years. The through-colour is UV-stable, meaning it won't chalk or fade. Properties rendered in the early 2000s are still performing beautifully with only an occasional gentle wash.
Yes — provided the temperature is above 5°C at application and for 24 hours afterwards, and the surface is dry. We monitor Sheffield weather closely and use manufacturer-approved additives in cooler months. We'll never apply render in frost, heavy rain, or if either is forecast within the cure window. We'll always be honest about scheduling rather than compromising the finish.
In most cases, yes. We assess the existing substrate thoroughly. If the pebbledash or render is sound, well-bonded, and structurally intact, we apply a reinforcing mesh base coat followed by the silicone finish. If sections are hollow, cracked, or failing, we strip those areas to the masonry first. We always explain our findings before work begins.
Ecorend, K Rend, and Baumit (the brands we use) offer 40–100+ standard colours plus custom colour matching. We carry sample boards at survey so you can see exactly how colours look on your property in natural light. The colour is integral to the entire render thickness — not a surface paint — so there's nothing to peel or fade.
Monocouche Rendering
"Monocouche" is French for "one coat" — a single-coat, through-coloured cement-based render scraped back to create a beautiful stone-like textured finish. Applied at 15–25mm in one pass, it replaces a traditional multi-coat system. Compared to silicone, monocouche is typically more cost-effective (£55–£80/m²) with a more architectural, mineral appearance. Silicone offers superior self-cleaning properties, more colour options, and greater flexibility. We'll advise which is best for your property at the survey.
Application on a typical semi-detached property takes 2–4 days. The render requires 7–14 days to reach full cure strength at temperatures above 5°C — longer in cooler or wet conditions. The key advantage is that this single application replaces what would otherwise be a 3-stage traditional system, significantly reducing time on site.
Very little. We recommend an annual visual inspection for physical damage (rare), and an occasional gentle wash with a soft brush or low-pressure washer (below 60 bar) every 3–5 years. The through-colour won't fade significantly. Unlike painted cement render, there's no requirement for periodic repainting.
Monocouche render from Ecorend, K Rend, and Baumit carries a 20–25 year manufacturer product warranty when applied by trained installers. We are fully trained and accredited applicators of all three brands. Combined with our 5-year workmanship guarantee, your investment is covered for decades.
External Wall Insulation
External Wall Insulation (EWI) is a multi-layer system applied to the outside of your property's walls. A rigid insulation board (EPS, mineral wool, or phenolic foam) is mechanically fixed and adhesive-bonded to the existing wall. Reinforcing mesh is embedded into a base coat, then a silicone or monocouche finish render is applied on top. The result is a thermally enhanced, weatherproof, and visually transformed exterior. EWI eliminates thermal bridges, reduces heat loss through walls by 35–40%, and typically improves EPC ratings by two or more bands.
EWI systems cost £90–£150/m² depending on insulation type, thickness, and finish. A typical Sheffield semi-detached property (80–100m² wall area) costs £9,000–£14,000. Sheffield homeowners typically save £300–£600/year on heating bills. On an uninsulated solid-wall property, payback periods of 15–25 years are common — but the property value increase (typically 5–10%) and dramatically improved comfort mean the investment stacks up well. Government grants (ECO4, GBIS) may be available to eligible households.
In most cases, EWI on a standard residential property falls under Permitted Development and does not require planning permission. Exceptions include listed buildings, conservation area properties, apartment blocks, and some flats. We advise on planning requirements at survey and can assist with any applications. Building Regulation approval (Part L) may apply for new-build or commercial projects.
A typical semi-detached property takes 2–3 weeks including scaffold. The process involves surface preparation, board fixing, mesh reinforcement, base coat, primer, and finish render. We work methodically to minimise disruption, and all scaffold, waste, and protective sheeting is managed entirely by us.
We specify the board based on your property's requirements and available wall depth. EPS (expanded polystyrene) is cost-effective and widely used with excellent performance at 100mm+. Mineral wool (Rockwool/Knauf) is breathable and fire-resistant — ideal for timber-framed or period properties. Phenolic foam delivers the best thermal performance at the smallest thickness, ideal where wall depth is restricted. We specify from industry-leading systems (Ecorend, STO, Weber) and explain all options at survey.
Yes — adding insulation boards to the exterior means window and door reveals become deeper. We professionally finish all reveals, cills, and trims using purpose-made EWI accessories. Any existing plastic fascia or barge boards are accounted for. We provide a full scope of works including all ancillary detail work in the quote — nothing is left incomplete.
Internal Plastering
Skimming is a 2–3mm finish coat over existing sound plasterboard — the fastest, most affordable option for a smooth paint-ready surface. Floating and skimming applies a 8–12mm backing (float) coat to brick or block then a 2–3mm skim on top — used when there's no existing substrate or when walls are significantly uneven. A full re-plaster strips walls to bare masonry, applies a bond prime, float coat, and skim — the most thorough option for properties with failing plaster or after structural work. We'll advise the right approach after a quick survey.
A freshly skimmed wall typically takes 3–7 days to fully dry in good conditions (good ventilation, 15–20°C). You can tell it's ready when the plaster transitions from dark pink to a uniform pale buff. Always apply a mist coat first (emulsion diluted 1:5 with water) — this seals the surface and ensures subsequent coats bond correctly. Never apply neat paint directly to new plaster as it will be absorbed unevenly.
We never plaster over wallpaper — it will eventually peel and cause the plaster to fail. For painted walls, we assess whether the paint is sound and apply a grit-prime bonding agent to create a mechanical key. If paint is flaking or the wall is contaminated with salt (common in older Sheffield properties), those areas are stripped back. Preparation is the most critical factor in a long-lasting finish, and we never cut corners on it.
Skimming costs £15–£20/m², floating and skimming £25–£35/m², and full re-plaster £30–£40/m². A typical single room (30–40m² of wall area) costs £450–£1,200 depending on scope. We provide a full itemised quote after a site visit with no obligation. No deposit required — you pay only when the work is complete and you're satisfied.
Dry Lining & Boarding
Dry lining fixes plasterboard directly to wall surfaces — either "dot and dab" (adhesive to masonry) or on metal/timber frames. Unlike traditional plastering, no wet base coat is required. It's faster, cleaner, can incorporate cavity insulation, and dries almost immediately. A well-executed taped and jointed finish is indistinguishable from a plastered wall. Dry lining is often the best choice for new builds, commercial fit-outs, extensions, and loft conversions where speed and cost efficiency matter.
Board selection depends on the application. Standard 12.5mm board suits most domestic walls and ceilings. Fire-rated boards (BS EN 520 Type F, typically 15mm) are required in garages, stairwells, and commercial settings. Moisture-resistant (pink) board is used in kitchens and bathrooms. Acoustic board reduces sound transmission between rooms. Insulated composite boards combine lining and insulation in a single product. We always specify the correct board type for each application.
A well-taped and jointed dry-lined wall can be painted directly with minimal preparation. However, for a premium finish — or in living spaces where wall quality is most visible — we apply a 2mm skim coat over the boards for a completely smooth surface. We'll discuss all finishing options and costs at the quote stage.
Pricing & Process
No. We operate a strict no-deposit policy on every project. You pay nothing until the work is 100% complete, the site is clean, and you've personally inspected and approved the quality of the finish. For larger projects we can agree staged payments aligned to project milestones — but the final payment is always held until you're completely satisfied.
We cover all Sheffield postcodes — S1 through S36 — including Dore, Fulwood, Crosspool, Grenoside, Hillsborough, Chapeltown, Stannington, Ecclesall, Sharrow, Woodseats, and Beighton. We also take projects in adjacent South Yorkshire areas including Rotherham, Barnsley, and Doncaster. Call us on 07595 399525 if you're unsure whether we cover your area.
A typical semi-detached silicone or monocouche render takes 3–5 days on site (allow an extra 1–2 days for scaffold erection). Larger detached properties take 5–8 days. EWI systems take 2–3 weeks. Internal plastering for a single room takes 1–2 days. We include a project timeline in your quote and communicate any changes promptly.
Our diary fills quickly, particularly April through September. We recommend contacting us 4–8 weeks in advance to secure your preferred dates. We can often accommodate urgent enquiries — call us on 07595 399525 or submit the contact form and we'll typically respond within 24 hours.
Yes — significantly. A quality silicone or monocouche render transforms kerb appeal and protects the structure. When combined with EWI, South Yorkshire estate agents consistently report property value increases of 5–10%. Improved EPC ratings also increase marketability and buyer confidence. The investment in a properly warrantied render system typically pays back through property value, reduced maintenance costs, and — for EWI — direct energy savings.
