Most ceilings fall into one of three jobs. If the ceiling is sound and just cracked or tired, we tape the cracks and apply a two-coat finish skim over the whole surface. If it is sagging, water-damaged or loose, we take it down or fix new plasterboard over it and skim the new board. If it is artex, we either skim over it or seal it under new board, after it has been tested where the house dates from before 2000.
We say which of the three your ceiling needs at the survey, and why. A skim over a ceiling that is coming away from the joists is wasted money, and so is a full reboard of a ceiling that only needed its cracks taping. You get the cheaper option whenever it will last.

Most ceiling problems in Sheffield homes come down to one of five things. Each needs a different fix, and the right one is often cheaper than people expect.
Get a Quote ↗Fine straight cracks, often in a grid, are the joints between the plasterboards showing through. They come back if you only fill them. We scrim-tape every crack and joint, then skim the whole ceiling so the repair cannot telegraph through the paint.
A ceiling that dips, bulges or has come away from the joists is not safe to skim. We either take the old ceiling down and board to the joists, or fix new plasterboard straight over it into the joists, then tape and skim. We will tell you which at the survey. Old lath and plaster ceilings in Victorian and Edwardian houses are the most common case.
Artex can usually be skimmed over or sealed under new plasterboard without scraping it off. If your house was built or decorated before 2000, the artex is tested for asbestos before anything is sanded or disturbed. Overboarding seals it in completely.
Once a leak is fixed, a stained ceiling that is still firm can be sealed and skimmed. Board that has gone soft, crumbly or brown right through is cut out and replaced with new board before the skim, so the stain never comes back through.
New downlights, rewires and plumbing leave ceilings full of patches at different levels. A full skim brings the whole ceiling back to one flat, even surface, ready for a single coat of mist paint.

Overboarding means fixing new plasterboard over the old ceiling and skimming it. It is quicker and cleaner, and suits artex or badly patched ceilings that are still secure. If the old ceiling is sagging, wet or falling away, it comes down first and new board goes up to the joists.
A standard bedroom or living room ceiling is usually skimmed in a day. Overboarding or replacing a ceiling usually adds a day. The plaster then needs 2 to 4 days to dry, longer in a cold room, before a mist coat of paint.
Plastering is wet work, not dusty work, unless old plaster is coming down. We cover floors, sheet anything left in the room and clean up at the end of each day. Taking smaller items out makes the job quicker; larger furniture can be moved to the middle and covered.
